Robinsons Land Corp. has strengthened the private sector’s
role in the government’s affordable housing drive after entering into a
partnership with Pag-IBIG Fund under the expanded Pambansang Pabahay para sa
Pilipino, or 4PH, Program.
The agreement gives qualified Pag-IBIG Fund members an
opportunity to purchase participating homes from Robinsons Land, including
ready-for-occupancy units, under preferential pricing and other buyer
incentives. Availability and specific terms will depend on the participating
properties.
The partnership is part of Pag-IBIG Fund’s broader push to
expand the supply of homes that Filipino workers can realistically finance. It
also reflects the agency’s strategy of working with major private developers to
bring housing costs closer to what its members can afford.
Pag-IBIG Fund CEO Marilene Acosta said combining developer
incentives with the agency’s housing loan programs could reduce the financial
burden on homebuyers. Lower monthly amortizations, she noted, can give families
more flexibility to cover household expenses, build savings and pursue other
financial priorities.
The housing initiative gains additional significance
following Pag-IBIG Fund’s decision in June to increase its maximum housing
loanable amount to P10 million. The higher ceiling was intended to give
middle-income borrowers access to a broader range of properties while
encouraging more developers to provide preferential pricing for Pag-IBIG
members.
For qualified borrowers, Pag-IBIG currently offers
promotional housing loan rates of 4.5 percent annually for loans of up to P4.9
million. Loans exceeding P4.9 million and reaching the P10-million ceiling are
offered at 5.75 percent annually. Both promotional rates are fixed for the
first three years and are available until the end of 2026.
Robinsons Land president and CEO Mybelle Aragon-GoBio said
the company’s participation will combine the financing options offered by
Pag-IBIG Fund with the range of properties under RLC Residences. The objective
is to give more Filipino families a practical path toward homeownership.
The memorandum of understanding was signed earlier this
month, making Robinsons Land the latest major property developer to join the
expanded 4PH initiative.
Department of Human Settlements and Urban Development
Secretary and Pag-IBIG Fund board chairman Jose Ramon Aliling said the
increasing participation of established developers demonstrates the expanding
role of public-private cooperation in addressing the country’s housing
requirements.
With developers contributing housing inventory and preferential pricing while Pag-IBIG provides financing support, the government aims to translate the 4PH program into more concrete opportunities for Filipino families seeking to purchase their own homes.
